<p><span font-size="medium">This indenture made this 19th of November 1818 between John Beard + Esther his Wife of the County of Botetourt + State of Virginia of the One part + Jacob Trevy of the County of Rock -bridge + Same State of the other part, wit- Nesseth, that for + in consideration of the Sum of Three thousand, One hundred + ninety five Dollars to the [no.] John Beard + Esther his Wife paid by the [no.] Jacob Trevey (or received to be paid) the [no] John + Esther his Wife hath bar -gained + sold + by these [presenth?] so bargain + sell unto the no Jacob Trevoy one certain tract or parcel of Land containing two hu -dred + ninety four Acres (more or less) by- ing + being in the County of Botetourt, on the Waters of the Beaver Dam branch, which is a branch of Looney’s Creek the said tract is bounded as followeth, to wit, Beginning at four White Oaks South 32 Degrees West Seventy One poles to two black Oaks,- South fifty Seven Degrees West, nineteen poles to a large White Oak by a fence – South eighty seven + one fourth Degrees West, fifty poles to a long White Oak, corner to Rowland, thence with Rowlands land, leaving [Martins] land North six Degrees East Eleven + a half poles to a black Oak near a field, thence North fifty four Degrees West eighty one poles to two White Oaks, North fifty eight West, ninety five poles to two White Oaks + two black Oak Stumps North 41˚ West 8 poles to a white oak sap -ling, thence North 25˚ West, 4 poles + two Yards to a Locust, North 36˚ West 92 Poles to a White Oak fallen down near a small Hickory, North 33˚ East 150 Poles to two Walnuts Corner to Kyle, thence with [Riddlebargers] South 36˚ East 97 poles to two white Oaks, South 55˚ East 236 poles to a Locust</span></p>

And the said John Beard + Esther his Wife, will for themselves their heirs, Executors to forever warrant + defend the title to two hundred + thirteen Arces part of the above trad of two hundred And Ninety four Acres conveyed,--from the claim on claims of all + every person whatsoever, into the said Jacob Treuy his heirs do, [as above] And to eighty one Acres the part remaining of the no two hundred + ninety four Acres they bind themselves to warrant defend the title thereof, to the no Jacob Treuy his heirs [do] from the claim of themselves, theirs [laid] [do] + from all claims on claims of all of every person claiming right thereto, in by or through them.
